"I met Alex at the bar at the first CREOnline convention
in Las Vegas many moons ago. As the years passed, I watched Alex's business
prosper. When ever we'd have a chance to catch-up, he would always impress
me with the way his creative mind worked. When his course came out, I
was one of the first to buy it. I just wanted to put down a few words
about the ideas in his Super Charge You Cash Flow course.
For those of you interested in, or who are selling
houses via Lease Option, the course has some great ideas. To tell you
the truth, I was just a little taken back by the "size" of the course
materials when I received them. Silly me, I should have known from the
other courses I'd bought, it's not the size that counts (I know you've
heard that one before). Those that have bought many courses and are successful
investors know that a single idea can make you many times the cost of
a course. I've
already paid for Alex's course several times over
with the simple, straight forward ideas it convey's.
For example, I just bought a house on CFD last
month. The house has ZERO equity, since it was
bought by the sellers just eight months prior on
a zero down VA loan. One week after I closed on
the purchase, I had a tennant/buyer signed up.
All I did to the house was to have a pool fence put up, for $750.
How could I make any money on a no equity house,
worth $110K? Well, using only one of Alex's
ideas, I'm now receiving a cash flow from
that house of $650 per month. That's NET, after paying
the underlying loan and weekly pool service. The
Buyer has agreed to pay all maintenance up to
$500 per occurrence. Oh, and the cost of
the pool fence and the single ad it took to sell it are
already paid out of option consideration.
How many rental houses would the typical investor need to clear $650 the
first month, with probably no future maintenance costs?
When and if my buyers cash me out, there's another
$12K waiting for me. But, with $650 coming in
each month I don't mind waiting. For those of you
who would like to squeeze more cash flow out of your L/O sales, I encourage
you to get Alex's course. BTW, I don't receive anything from him for referrals
or any other reason. I just think it's right to try to help anyone who
