Here's the great news. I just spent an hour
talking to Pete Julian, a good friend of mine from Dayton, OH.
While talking to Pete I let my recorder run and captured the
whole conversation on the audio.
The reason I'm so excited is because Pete and his partner Randy Porter aren't
just ordinary investors. They belong to a very small circle
of the few true Superstars of our trade.
Their results speak for them. Over last few
years they've been averaging 80-90 home purchases annually which
they sell at profits of $25,000-$40,000 each and sometimes more.
To be able to acquire so many homes quickly
they had to master the art of securing large credit lines from
lenders. We're talking about several millions in working credit
lines. And every year they keep on increasing this number.
... But more about it later.
I met Pete and Randy in 1998 while attending
one of the real estate seminars. We found a lot in common in
how we approached our real estate businesses. In fact, over
the course of those 2 days we spent 3-4 meal breaks together
discussing different strategies we employed.
I must confess to you these guys were sharp
entrepreneurs and I learned a lot from them. After the seminar
we got in touch periodically and exchanged information. After
I started this newsletter I've been thinking over and over again
about how my e-zine subscribers could benefit from the wisdom
these guys have accumulated. Finally I've come up with the plan.
Now, Pete and Randy are busy guys. They have
several contractor crews to watch, employees to manage, phones
to answer, etc. Convincing them to take time away from that
wasn't an easy chore.
But I asked, begged and finally persuaded Pete
to spend an hour with me and share the secrets of the system
he and Randy perfected over the years.
I spend fair amount of time and put together
a list of questions that I felt would 'expose' what these successful
guys do to make a lot of money. I peppered Pete with these questions
and got as much as I could out of him within 1 hour I had.
In that conversation Pete essentially laid out a blue print for
success in real estate:
1. An overall business model they use to make
money
2. A guerilla marketing plan that generates 50 calls a week (200 a month) from
sellers who want to sell their homes to them.
3. Why it's true that 'cash is king', how to
make cash offers and why sellers often sell to them at huge
discounts.
4. Why it never makes sense to try to remodel
yourself, even if you're a handyman by trade, and even if the
job is small.
5. How to find and deal with contractors who
will work on your homes and make them pretty (they have 3 contractor
crews working for them full time).
6. How to treat your contractors so that they
don't skip your work site to do work for someone else who offers
them a higher rate.
7. Should you remodel all your homes the same
way or create different 'theme' based of the character of the
home?---- you'll find out.
8. Why your credit and financial strength are
not important when obtaining large credit lines from banks.
9. How to use other people's resources to make
it interesting for banks to give you money to buy homes.
10. How to pocket $10,000-$15,000 in cash on
every home you buy in just a few weeks after you bought the
home.
... Trust me, there's plenty of good stuff on
the tape to get your creative juices going. In fact, I already
listened to the tape 3 times and have some new 'to do' items
in my planner.
To sum it up - I don't know any reason in the
world why you would want to miss this dynamic interview with
Pete Julian. I truly believe it belongs in your investment library.

and listened to it immediately and I was not disappointed
at all. I have purchased a few homes a year making a
little money but I know that I can make considerably
more in a large market such as Chicago. Peter hit on
a number of good points.
I
honestly never thought of such as hiring a rehab coordinator
(great idea). This person can save you a great deal
of time and money if used properly.
I
also never thought of securing a line of credit by opening
a CD account their a portfolio lender. This idea is
so big that I am going to try this idea with a few banks
by offering to put 70 to75% of my profits in their bank
once the properties are sold and recycle the line. That
just might work.
Another
idea that I thought was extremely valuable was the fact
that they do an unbelievable job at advertising their
product. I have always been a believer in good advertising
and aggressive selling of your product and the fact
that they outsource their post card mailers to target
specific markets which saves you time and eventually
money.
I
am so excited right now that I can't wait to get started
on these ideas that I've just learned.
